Renting out entire enormous space (two rooms are yours) with private bath, bedroom or office

I live on the top floor of an awesome split level house in a very pretty, woodsy neighborhood 5 minutes from Rockville Town Center. Renting in August bc my partner and I are splitting up. She's sad to give up the space and was paying more than I'm asking.

The entire bottom lower floor is yours (it's not a basement)- it has sliding glass doors that open to private patio and shared backyard. The space is the entire side of the house. You can make it a bedroom, studio, living room and then use the second room for an office, or you can use the second room as your bedroom. You have a completely private full bathroom as well.

Shared deck, shared kitchen (and I don't cook) shared laundry. I take care of the yard and leaves at no charge to you, free parking, storage space both inside (in a separate space) and in the garage. I pay the renter's insurance.

It is part of a community that has tennis courts and a huge pool that we have access to for free. It's not like it is in an apartment complex- we don't hear the pool and tennis area.

There is a grill on the deck that you're welcome to use, Adirondack chairs, a PB table, chairs and and an umbrella, however, you can set up your own patio however you like. Since I am a renter, and the owners are part of an HOA, anything that breaks is free to fix, we just submit a request.

I am a therapist that works with adolescents, and I work half-remote and half at at joint Rockville office. I am mostly chill, crunchy, progressive, gay, introvert-ish, but would be happy to live with someone who wants to share a meal or a movie sometimes (or not) :) I'm open to anyone in their 20's to 40's-ish as I think that would be a good fit. I'm 420 friendly (rarely) but absolutely no vaping in the house and no smoking near the house. I have a small white senior hypoallergenic dog that NEVER comes downstairs. It''s POSSIBLE that if you have a small hypoallergenic dog, I might be able to convince the owner. :)
