Private Room for Rent - 12 month period

Hi, I am moving out May 1st and looking for someone to take over my room immediately.

*Firstly, and very important, you must be willing and able to sign a year lease!*
I will be breaking it after moving out and the landlord will require someone else to sign. The lease period will begin June 1st and run until May 31st 2024. Rent for this room is $1300 starting with the new lease. Rent is $950 for the first month (May 1st to May 31st). Electricity and wifi not included.

This is a 4 bedroom apartment with 1.5 bathrooms. Big common areas and a huge backyard. Two bedrooms are upstairs, the other two are downstairs. This bedroom is upstairs by the kitchen and front door. The full bathroom and dining area is upstairs. Good view of the backyard. A half bathroom and larger open common space downstairs.
The apartment is on the first floor. There's a virtual doorman and laundry in the building. Easily accessed through the downstairs door. Pets are welcome with other tenants approval. We are a LGBTQ+ household.

The apartment is well furnished. We have a kitchen island, dining area, window seating, stocked kitchen, a couch, etc. You will only need to furnish the room.
We all spend a lot of time at home. At most times it is quiet and relaxing. We are all friends so we occupy the space together and will hang out during week evenings and weekends. It is more of an introverted household. We do not often have parties or large gatherings here.
