Gorgeous 3-Bed Brownstone - Furnished or Unfurnished

I’ve been living in a gorgeous brownstone in Park Slope with two friends for the last several years, but one is moving back home at the end of September and the other is moving back home when our lease is up at the end of October. The apartment is huge, sunny, convenient to everything, and it’s already fully furnished with (mostly) my things, so it’s an incredible deal that I have no interest in giving up. So, I’m looking for someone to share the place with me after my current roommates leave.

The lease will be from November 1, 2026 through August 31, 2027. The total rent is $8,300, not including amenities. Amenities usually come out to around $100-$200 / month. There are three bedrooms, so there two options in terms of how we split the rent and the rooms. Option 1: split the rent 50-50, each of us takes one room, and then we share the extra room for whatever we want (workout room, office, library, guest room, etc.). Option 2: one person takes both bedrooms on the top floor for $5,000 and one person takes the bedroom on the main floor for $3,300. Of course, I'd be open to discussing other ways of splitting the rent too.

Here are some specs on the place:
- We are on the top two floors of a brownstone. Quiet, tree-lined street. Sunny throughout the house.
- The main floor has the living room, kitchen, one bedroom, and one bathroom. Extra high ceilings on this floor.
- Living room has a 75” TV and Sonos surround sound.
- Kitchen has a dishwasher, big fridge, gas stove, and Mill food recycler.
- The top floor has two bedrooms, a guest/laundry room, and another bathroom. Each of the two bedrooms on the top floor has a non-functioning fireplace.
- All three bedrooms are big, but one of the two bedrooms upstairs is huge. Each bedroom has two walk-in closets.
- Laundry in-unit. The laundry room is big enough that it fits a full size bed, so we've been using it as our guest room.
- The entryway is a flight down from the main floor. The entryway has a foyer where we hang coats and keep shoes.
- Tons of common storage, including two walk-in closets on the main floor, a storage area on the top floor, and a storage area in the entryway/foyer.
- A/C in every room.
- 3-minute walk from the 2/3 and B/Q; 12-minute walk or a single train stop from Atlantic Terminal.
