Entire upstairs of the house for rent!

1 larger room 1 smaller room, it's own full bathroom, and storage closet.

Shared spaces would be the kitchen and the basement (washer and dryer in basement, regular residential units not coin op) with some workout gear in basement you can use (elliptical, some free weights, bench press, punching bag)

- Smoke and CO2 detectors upstairs
- Fast WiFi (Xfinity 1Gbps with no data cap) I will install some mesh pods upstairs when budget allows if you want a wired connection.
- 1 parking spot in the back of the house, no need to park in street
- You can use the storage closet upstairs and parts of basement as well
- Gas and charcoal grill in backyard
- Your significant other can stay with you, we're all adults
- You may have friends over, just give me a heads up, they park in street
- Security cameras on the outside and one in my area (none upstairs)

The "bad" : there's no HVAC upstairs, I lived upstairs for over a year, I used window AC units during summer and electric heaters in winter (included, you may bring your own if you'd like)

-NO SMOKING, and no excessive noise after 11pm on weekdays and Sunday night.
- Don't go into my area uninvited, I'll never go to yours uninvited either
- Must pass background check, I don't care about your credit

$425 deposit, refundable when you move out "if you leave it how you found it". Deposit "holds" the unit, not refundable if you cancel move-in.

$850/mo + HALF of electric (ComEd billed monthly, average $60-160 depending on usage) and HALF of water (billed every two months average $120-160) bills.

I'll take care of gas, trash, sewage and Internet bills.

Male preferred or couple (my SO probably wouldn't like me having just a female roommate).

My SO and I are getting married soon and she may move in but we would live in the 1st floor, if she moves ill modify utilities bill in 3 instead of 2.

Lease is month to month, just give me a MINIMUM 30 day notice, 60 to 90 day would be preferred. Would like someone that can do it to at least 3 months to start.

I have been living here since January 2020, plan on being here at least 1 more year but probably will be +2 years.

If you move in half way through month I'll pro rate it ($850÷days)

Looking for someone laid back, responsible with steady work.
