1 bedroom available in a 2 bedroom ground floor suite

I don't have any pictures, sadly, as the current tenants are still occupying the space, but can do a viewing upon request. It will be fully renovated by myself and my father in June before move-ins, with all new floors and paint.

About the space:
Rental is for one 9 x 10 private unfurnished bedroom with a standard closet.
Rent is 1000$ per month everything included. (Water, Heat, Electric, Wifi, Laundry (shared with landlords), a parking space if needed, access to some storage space in garage.)
Bathroom, common areas and kitchen are shared with myself and my very friendly cat, Captain Jack. Suite will be mostly furnished.
Suite is a ground-floor walkout, there are exactly 2 steps up to the door.
There is a bus stop a 2 minute walk from the house.

Landlords have a large friendly Dog.

PET FRIENDLY FOR ONE INDOOR ONLY CAT. please note cat must be friendly to other cats as my boy will be with us as well.

Note there is no dishwasher currently, but I plan on getting a small countertop one for convenience.

Landlord rules: There is no smoking on the property of any kind. Vaping is okay outdoors only. No drugs or parties.
