2 bedrooms for 1 housemate

I'm looking for one person to share a 2000sq ft house in Wheat Ridge (44th and Marshall). You would have 2 decent sized bedrooms with good sized closets. We would share a full bathroom and there's another half bath (toilet really).

There's a decent sized backyard and a covered back and front porch. The kitchen is good sized and there's a garage and shed for extra storage. There is a driveway big enough for 1 more vehicle.

Prefer a girl, a gay or a they but am open to the right fit. Not looking for couples or anyone with kids please:). I don't drink or smoke so prefer someone that doesn't do anything in excess. Definitely no cigarette or 420 flower. Don't mind vaping outside. I'm pretty sensitive to smells so can't do febreeze plug-ins or heavy fake fragrance from perfumes or fabric softener.

I have 2 sweet dogs so can't accommodate another pets.

About me: I work full time in Healthcare (Mon-Fri mostly) and am pretty busy during the week. Like to have slow / quiet mornings on the weekends. I love nature, reading, art, road trips, music, good food, deep conversations, and staying active. I would say I'm an introverted extrovert - love long chats with the right people but steer away from big group dynamics.

Prefer someone that also has a full life but would like someone that helps make the house feel like home - occasional dinner time chats or shared meals - but also likes their quiet time. There are a few raised garden beds if you're a plant person. Like to keep a clean space and prefer someone that is thoughtful in how they are showing up as a housemate.

Asking $1300 everything included (electric, gas, water, trash, wifi, compost) with a $500 deposit. Would prefer an initial trial of 6 months to see how it fits with the hope of a longer term fit.
