Huge room in a 3bd/1bath apartment for rent (East Village)

Hey! We are two young professionals (PhD student and creative designer) who are looking for a third roommate starting 8/1. We are both clean and not home often. The room available more than easily fits a king bed, desk and all the furniture you need. The apartment is on Ave B, by tompkins square park and has great sunlight coming in. It is on the top floor (6th floor, walk up) so no other buildings are blocking our view. The new person would need to sign onto our lease and would need an income of at least 75k/year or a guarantor.
