I am seeking a replacement roommate ASAP. It is a room in a shared apartment that is $1,766.66/mo plus utilities (~$40/mo) in Alphabet City Ave B & E 6th St. 3 bed and 2 bath first floor apt with huge common area and kitchen with dishwasher and a big backyard. The room is big, 120 sq ft.

The apartment is big enough that you can enjoy privacy in your room or hang out in the common area. When the weather is nice there are even two common areas to enjoy because we have a great backyard.

It is a great place to be social and entertain friends. We are very lax and so long as you are tidy enough, respectful, and not running some kind of crime ring, we'll be fine. If you smoke you can do so out back or out front. We are on the first floor.

If you move in by February, 15, you just have to pay half the month.

The roommates are me, Ian, 31, a film and news producer and entrepreneur, and Jay, 27, a photojournalist and law student. Both outgoing and chill.

I would prefer that you be prepared to sign a year-long lease but we can consider month to month.
