Master Bedroom in Carroll Gardens with private en-suite bathroom

Hello! My boyfriend and I are moving out of our fantastic apartment in Carroll Gardens, Brooklyn, into a 1-bedroom of our own. Our current room in the 3-bedroom apartment will be vacant from Feb 1 and we are looking for a replacement to take over the lease/sub-lease until 8/31/18 (possibility to renew). Here are the details:

ROOM:
The available bedroom is the very spacious 12.5' x 11.5' master bedroom located away from the street, overlooking the landlord's garden in the backyard. It's very quiet, has hardwood floors, and gets great sunlight all day through two large windows. There is a PRIVATE en-suite bathroom with tub/shower, a huge walk-in closet, and fire escape. It will be unfurnished. Rent is $1400 for the room + utilities (internet and electricity, usually about $60/month). A security deposit will be required with first month's rent.

APARTMENT:
The apartment is a 3-bedroom, 2-bathroom unit with high ceilings, and a huge kitchen/dining area at the center of the apartment. There is more counter space in the kitchen than you'll see in most NYC apartments, and it even has an indoor grill (quirky addition from a former tenant that has proven an amazing feature, especially in the cold months!). The master bedroom (the available room) is on one side of the kitchen/dining area and the two smaller bedrooms are on the other side. The couple that occupies the other bedroom uses the third, smallest room as their office/TV room. Aside from your own ensuite bathroom in the available room, there is an additional bathroom with shower accessible from the dining room that the other two roommates use.

The unit is on the 3rd floor of a 3-unit building, and the landlord is a wonderful and kind woman whose family has owned the building for a long time. Her son lives in the basement, and they are extremely responsive to any issues that arise. The apartment is well maintained, clean, bright, and we have loved living here.

LOCATION/NEIGHBORHOOD:
The location cannot be beat - a 2 minute walk to the Smith-9th Street F/G train, and 6-8 minute walk up to the Carroll Street F/G, for the more scenic route. It's 20 minutes into Manhattan, and convenient to other locations in Brooklyn via the G.

The apartment is in Carroll Gardens and very close to Red Hook and Gowanus. Carroll Gardens is easily one of the most beautiful neighborhoods in Brooklyn and offers all of the things one needs: great grocery stores, fish market, butcher, movie theatre, fantastic bars and restaurants, and access to great train lines.

ROOMMATES:
Our roommates are a wonderful couple in their late 20s: Leland and Jiin.
Leland bartends in the West Village several nights a week, including at least one weekend evening. He also occasionally works out of town for events and festivals. Though Jiin works from home a few days a week, the smallest bedroom is set up as her home office so there are no worries about anyone being disturbed. On weekends when she works as a baker/barista, she is out of the apartment by 7am. They both like to get out and enjoy the neighborhood and city, so you'll have plenty of time alone in the place as well.
