Room for Rent

🫧ROOMIES: Sorry but no couples, kids, or multiple cats/dogs. Female/LGBTQ+ preferred but I’ll also consider a male roomie. We can speak prior to meeting to see if we vibe. I like to room with people I can see myself being friends with or at least being able to vibe coexisting.

📍LOCATION: The complex is in a quiet neighborhood in downtown Longwood 32750 near the Sunrail and i4. Luckily, it’s 25 mins from downtown Orlando, 10 mins from Seminole State College, 20 mins from Full Sail, and 30 mins from UCF. As far as cool stuff, I’m 15 mins from Wekiva Island, and 45 mins from the beach. I also live along side the 14 mile bike trail.

✨AMENITIES: The main lobby has a business center, gym, game room, pool, and lounge. There is a general parking area behind the build. The parking garage with designated spaces and on site storage units are optional but an additional cost. The building is non-smoking but as long as the rooms are aired out, shouldn’t be an issue.

💸PRICING: The rent is $1,814, but you will only pay half that of course of $907. The utilities AFTER split $150 - $195 approximately all together give or take. Electricity can vary on the higher end during summer months. Background/Credit check $99. Your income must be 3x after combined WITH mine to be approved. My lease renews/end on September 16, 2027.

*Note: If moved in November, utilities will be due within the month. This covers the cross over of roommates since billing cycle are always a month behind

🐕 DOGS: Will accept a roommate with a friendly dog if under 20lbs, fully trained, and not much of a barker. If over 20lbs it’s a case by case, we will have to discuss to see if we can make it work. A meet with my doggo we be needed to see their demeanor with each other. If you have a dog too, I don’t mind sharing walking them as long as they are leash trained.

*The leasing office does require a pet deposit. ESA or Service Animal do not require a pet deposit but will require paperwork.

🐈 CATS: I know this isn’t ideal for most for the cat to roam freely all the time but this is a health concern for me. I love cats but I was diagnosed being allergic to their dander and saliva. The cat needs to be primarily in your room when you are not home if that is the case. I purchased another air purifier for the living room if anything. It’s NOT a deal breaker, we can always figure it out. I know how important fur babies can be 🤍

Over the years of I’ve made house rules with my former roommates and tweaked it over time. This is just for peace of mind for both parties and can always be discussed with reason
🏠 HOUSE RULES:

Keep the common area clean: shared responsibility
Dishes are to be cleaned and not left in the sink
Cleaning sink, counters, and stove after use
Mopping, vacuuming, sweeping when necessary
Taking out the trash if seen full. Bag raw meat scraps separately in trash shoot to prevent rot smell
Posting work hours on fridge to respect each other’s privacy or quiet time
My quiet times during my work hours, Sunday, Tuesday, Wednesday, Friday 6:00pm-12:00am (Hours/Days Vary) working phone.
Communicating when company is coming over prior. Overnight company not more than 2x a week unless discussed and planned prior.

Paying half of the bills on time

Bills will be posted on the fridge with the amount and due date
Payments via bank apps and/or rent portal
Keep in mind bill cycles are always for the month prior
The fridge will be split between both of us
Expired food make sure to throw out
Keep shelves clean and organized
Always take off shoes when coming in on the shoe rack, including guests.
Carpet if not maintained, for it to be cleaned ($80-$100) before move out
Thermostat changes will be discussed when necessary to make sure both parties are in agreement.

Splitting costs or taking turns buying common area house supplies; dish detergent, trash bags, cleaning products etc.

Any shared item that’s broken or used up will need to be replaced; spices, condiments, containers, etc.
Sometimes I may need help with dog walks when I’m working doubles for gigs onsite. I will always ask of course unless she asks you first but it’s for walking only. This isn’t really a rule more like an understanding.

Being open, respectful, and communicating to each other. Let’s not make it weird 🙃
