Large Sunny Room in Clinton Hill - $1290

HELLOOOOOOOO INTERNET.

One of the rooms at our home in Clinton Hill aka Club 504 will be available starting May 1st - earlier may be possible. If you are interested let us know and we can keep you posted on the actual date our other roommate moves out, but April 30 at latest.

Given that it is still quarantimes, we are hoping to fill this with someone in our extended community and not have to resort to randos on the internet. Please forward to anyone you know and love looking for a place - we would prefer to find someone looking to stay longer term (a year), but depending on who it is/circumstances, 3 months (minimum) might be fine too, e.g. you know someone looking for a place for the summer.

THE NEIGHBORHOOD: At Clinton Ave and Fulton St., we're in the middle of Clinton Hill, between Fort Greene and Bed-Stuy and right above Prospect Heights. Public transit-wise, the C train is 50 feet outside and the G train only a few blocks away. There are also lots of buses along Fulton and Atlantic Avenue. You can walk to Prospect Park or BAM, or take a train and be either in Williamsburg or Manhattan in 20(ish) mins. There are all kinds of food and entertainment all really close by, as well as grocery stores and all that, ranging from the Broccoli Bar to the best west indian doubles in NYC. Atlantic terminal, two Targets and a Trader Joe's within walking distance. You can walk to get everything you need and never have to ride the train! This hood has been great to us for the pandemic.

THE APARTMENT: We're in a flat with 3 bedrooms on the 2nd floor of a 4 story brownstone building. It is a fairly large three bedroom apartment with a big common area/kitchen and 2 full bathrooms. Wood floors, gas stove, wifi, big bedroom windows with lots of light. There is good heating (not radiators) in the winter and A/C in the main room with the option to put an A/C in your bedroom if that's your wish. There is free laundry in the basement of the building & a communal backyard with the neighbors, who are also cool. See photos of common spaces below.

THE ROOM: The bedroom is approx 9.5 x16' (152 sq ft), has hardwood floors, one nice blue wall, and is on the backside of the apartment so is very quiet, has a decent closet, and two windows that open and overlook the back yard. It is large enough to fit a queen size bed and dresser and a regular desk to make yourself a little home office. It currently has a loveseat where a desk could be. See bhotos below.

OTHER PEOPLE IN THE APT: There are two other people in the 2 other rooms in the apartment (other rooms not pictured). In the smaller bedroom adjacent to the available one lives an LGBTQ legal worker (she/her), who works at a nonprofit law firm by day and does dance/art/writing/editing at night (or used to?). On the far other end of the apartment lives a community organizer (he/him) who hates Cuomo and loves riding his bike. We do like to be social and share space and watch movies together etc. but also spend a lot of time alone. We keep quiet hours generally between 11pm and 7am but we are always hoping for some decent summer parties too. If you are gonna bring the party home we request that you check-in first. Neither of us cook very much; one of us is a vegetarian.

WFH SITUATION: Both of us work from home right now and are COVID cautious. One of us is on the phone for 12 hours a day. The other mostly types silently while glaring at the screen. You guess which! If you work from home, you might need to work in your bedroom for some of the time, or you can set up a workspace wherever fits and allows the most audio privacy. We're hoping this won't go on all summer - both of us have offices we can go back to at some point. If you DO NOT WORK FROM HOME, we will ask that strict covid protocols are adhered to until everyone is fully vaccinated. If you're having trouble getting vaccinated, WE WILL HELP YOU.

FURNITURE/ACCOUTREMENT: The room is unfurnished. Common areas are already furnished (see photos - includes a bar!) but the bedroom is not. Our couch is like the comfiest couch in the universe. If you have a LOT of common area furniture to bring with you, here is some storage in the basement but not a lot. We will NOT have a TV but if you have one that would be great! See photos below. Current TV is moving out.

COVID CONTAINMENT: Our pod is established and small and we are currently not having ANY guests who are not already vetted with the pod, and limit trips to the store/public transportation/*any indoor space* as much as possible. If you are dating, we will need to have very open and clear conversations. We basically consider our COVID pod to be like an STD pod and we do not want any unknowns! Having to find a new roommate in these circumstances is going to be difficult but we hope to god we are almost at the end of this nightmare, but we are both flexible and rational about what having a new person will mean and we hope you can be too.

THE ROOMMATE WE'RE LOOKING FOR: ONE person, no couples, no one who is going to have their partner here 50% of the time. Early-morning or night-owl, vegan or carnivore, your personal preferences and lifestyle aren't as much of a concern as the willingness to live communally (including cleaning communally) with others and respect their preferences too. Must be sex-positive and LGBTQ friendly. NO PETS are allowed. Plants are cool tho.

MONEYS: The room is $1290/month* plus utilities, which is somewhere between $50-$90 depending on utility bills (higher in winter).

To move in, you will need to pay first & last month/security deposit = $2,580 to move in.

Full rent+utilities always due on the 1st. We aren't going to check your paystubs or care how you get your money/if you are self-employed etc. and will trust you if you say you can pay this amount, but if you have issues paying your rent on time this will be a problem and we'd rather not. You will need to sign a sublease acknowledging this arrangement. [*rent slightly flexible for the right person/circumstance]
