If you’re interested in applying, fill out this REQUIRED Apartmate Pre-Application. If two people are applying together, each must fill out their own pre-application and mark who they are applying with next to their name. We will be reviewing daily starting 30 August 2020 and are aiming to get back to people within 24 hours of them filling it out. We are interested in intentional community and are using it to see if we would all be a good fit to live in community!

Two-spirit/trans/queer friendly and Black, Indigenous, and/or Person of Color (2QTBIPOC) centered intentional housing room open. ALLIES AND ALL WELCOME TO APPLY. One of us is immunocompromised so the new roommate(s) must agree to wear double layered masks when leaving the apartment, and take hand washing/sanitizing/cleanliness/pandemic-safety SERIOUSLY. Can apply as an individual or as roommates.

We have an ESA cat and two ESA rabbits. Only one non-ESA indoor cat is allowed per unit but you must pay higher rent and extra pet deposit according to the apartment’s policies. However, unless your cat is rabbit friendly, we cannot accommodate them. ESA cats and other animals are exempt from these policies by federal law.

Rent (For one person): $593.67 per person/month + $573.67 deposit per person + electricity (varies; avg. ~$40 per person/month) & internet (25 per person/month).

Rent (if split between two roommates): $445.26 Each + $430.26 each deposit + electricity (varies; avg ~40 each) + internet ($18.75/month). Both roommates must sign on the lease and pass the landlord’s credit checks and income/background checks. The landlords are stricter on credit conditions and income for two people applying to the room. They prefer at least one of them make about 3x the price of the room. The specific income is vague, we’re sorry we can’t get a better answer.

Rent for September is prorated depending on when you sign the lease.

Management’s application fee, after the pre-application, 25 dollars per application to pay for the background and credit checks.

Length: We want someone to move in as early as first week of September but no later than September 30th and stay until September 2021. This will be a notarized agreement between tenants, as the landlord is no longer offering year-long leases during the pandemic, and after signing the lease it will be month to month and automatically roll over. However, we have lived here long enough to be covered under California renters rights.

Taking over a co-lease with us means you will need to pass a background, credit and income check with the landlord. We CANNOT do anything about this and have no power over it. It is not our condition, but the landlord’s. The credit check is a hard inquiry, and there is no way around that. Hard inquiries are not a big deal, and you can have multiple done in a 45-period and they count as one. They are a part of life and only temporarily affect your score, but less than renting for a year raises your score. The landlords are a bit stricter because these apartments are cheaper rent for the quality and area we are getting. Please do not message *us* asking for an exception. It is out of our hands. We can help with your letter of intent if you have average credit, need a co-signer, or have questions about it though! We wish we *could* be the ones to give exceptions.

Credit check by management info: make sure your score is 650 or better, or you will most likely be rejected by management. If it’s lower, find out why and write a “letter of intent”. Co-signers are rarely approved by these landlords and especially when they are not family co-signers. Co-signers must have 750 credits and must also fill out management’s application and pay the application fee.

Employment/Income for management details: should make about ~$1800/month. If two people are applying, at least one person should be making at least this.
