We are looking to rent out a couple of rooms in a friendly coliving house in the Cole neighborhood in north Denver. Our house is set up like a split level duplex with three bedrooms, one bathroom, washer/dryer, and full kitchen on each floor.

Your Room:

• Available now in the upstairs for $615 and $685 per month depending on room.
• Utilities and Internet are included
• Room is has a wide windows facing backyard, has closet, and is carpeted.
• Room has own lock and personal keys.

The House and Housemates:

• Brand new AC, furnace, and kitchen appliances.
• Large new shed in the backyard for bikes and extra storage.
• Raised bed garden in the front yard in the summer.
• All roommates ages range from mid 20's to early 40's.
• Working professional home and almost everyone is away during the workweek day, although working from home is common too.
• Female and male co-ed home
• We are 420 friendly, but smoking needs to be done outside on the patio.
• We are open and welcoming to all genders, races, ages, political affiliations, religions, and sexual orientations.

The Neighborhood:

• House is newer in the neighborhood.
• Well located with easy access to all of downtown (5 min car, 15 min bike), City Park, the Whittier pub, RiNo Arts District, and the Colorado and Blake St light rail stations.
• Located 2 blocks from 39th Avenue Greenway, finished this summer.
• One block away from 2 parks.

There are no cleaning charts or anything of that nature, we just expect everyone to be adults and clean up after themselves. It's a good group to have a beer with after work, very relaxed and fun communal atmosphere. The backyard is great for summer cookouts.

The Details:

• Lease is month-to-month (to give you more flexibility to move if you want)
• Only a 30-day notice needed from the 1st of the month (2 months if in December).
• Deposit and the first month's rent are required up front.
• No other housemates currently have pets.
• Dogs may be accepted with a pet deposit and additional monthly fee ($200 deposit and $25/month additional).
• Please do not apply is you are a couple or have a child, rooms are single occupant only.
