Available Room for Rent

$1,250 - Presidio room available in 4br house

Do you want more nature in your life? Do you want to stay in the city yet be surrounded by fresh air, miles of walking trails, tall trees, and plenty of space? If so, we have 1 room available in the Presidio in the MacArthur neighborhood that is available in 2025 starting (most likely) in mid-July, but July 1st and August 1st might both be move-in options... but I'll need to confirm the firm date with my current roommate, who just gave 30 days notice.

It's a 4-bedroom house, and 1 person is moving in with their partner... so we need someone to take their place for an ongoing multi-year lease. And one of our firm dealbreakers is only 1 person per room.

The 3 remaining roommates are professional adults, one in 20s one in 30s and one in 40s; we all have significant others, work, and other responsibilities that occupy our time, so much so in fact that the common areas of the house can often feel somewhat empty because we tend to be working, traveling, or relaxing in our personal spaces! Basically, we're looking for someone who is generally friendly, respectful, more tidy than not, knows how to live with others, and can pass the background and credit checks (which are required by the Presidio, not us!).

Our list of requirements to be a roommate is set by the Presidio Trust (which manages our place):
- A recent rental history
- Proof of income, like paystubs
- Submission to a background check
- No outstanding credit accounts in collections
- $2000 payment, which covers security deposit and first month's rent

Additional things we look for in a roommate:
- You are willing to sign on to the lease immediately
- You are ok with sharing a bathroom (3 rooms share 1 bathroom)
- You are a good communicator, generally available/responsive via text
- You are considerate/clean in common areas and willing to share w/ light chores and do ok cleaning up after yourself
- No drugs, no pets, you don't smoke inside, etc.

The rooms are decent and the house has a lot of space. All 4 bedrooms are upstairs. Downstairs we have a big kitchen, a living room, a dining room, and a small, open home gym setup. The front yard has gated storage, some covered, for bicycles and other outside gear. The back patio is shaded and opens up to the forest, which is amazing and beautiful.

- The price for the room will be around $1300 per month (need the new lease info to give exact figure)
- Total rent including bills/utilities will surely be less than $1500 per month (again, depends on new room rates and knowledge that utilities fluctuate).
- There can be slight fluctuation of electricity/trash/sewage due to usage; monthly bills also include monthly maid service and high-speed internet
- If you have a car, a parking pass is $100/mo

The Presidigo shuttle is free to residents, if you commute downtown or need to catch BART. From our place it is a 12 minute walk to Chestnut gate, 25 minute walk to Inner Richmond, and 30 minutes to the beach depending on which direction you walk.

Our neighborhood is chill and quiet. The house is surrounded by some nice forest-y areas and a bunch of hiking/running paths. It's pretty great. So if you're interested, send me an email!
