700 credit score and looking to move with a 1200-1800 rent range (depending on our setup). I value a functional and respectful home environment. I'm a previous homeowner and have always been responsible with bills.

First and foremost, I have an infant son who lives with me. This means our living space will be child-inclusive and not always perfectly quiet although I prioritize keeping things peaceful and well-managed. We'll get along great if you're comfortable living with a baby. (Don't worry he's not very fussy, honestly. He just laughs loud)

I'm primarily looking for a roommate- assistance with childcare is completely optional and not required in the slightest. However, if someone does have childcare experience (parent, nanny, etc.) and is interested in occasionally helping, I'm open to adjusting the financial split accordingly. We can discuss this in more clear terms in advance.
If you don't have a child, I would prefer the larger bedroom to comfortably accommodate my son, and we can also discuss a fair rent adjustment to reflect that.
I am not open to smoking or vaping indoors, outdoors is completely fine with me.

As for living style, I'm easygoing and open to either becoming friends or simply keeping things cordial. I'm fine with guests, partners, drinking, and pets (I love all animals) as long as everyone is considerate. I'm not a neat freak, but I do prefer common areas to stay generally organized and free of heavy visual clutter; I believe shard spaces should feel intentional and comfortable. I cook and make drinks regularly and genuinely enjoy sharing what I make. I appreciate open communication and mutual respect above all else.
