Furnished 1 Br on Main Floor of House

I have a furnished room that is available in August / September. It is easily accessible to various transit options including a 30 minute express bus to UBC and 20 minute walk to Langara and 10 minute walk to Canada Line. The house is west of Main St near 41st Ave. in Vancouver. The room is one of 4 bedrooms on the main floor of a house with two one-bedroom basement suites. The other two rooms on the main floor are not used. There is a big deck and private yard with some garden, including secure, covered bicycle storage, central heating, built-in vacuum, shared new bathroom, washer and dryer, high speed Wi-Fi and a big kitchen with a dishwasher. Free street parking is available out front. The main floor is hardwood and would be shared with landlord. I do have allergies, so there is a strict no smoking / no pets / no allergens requirement. Subsequently I keep the place clean. I am seeking a mature, respectful, responsible, quiet roommate that has lived in shared accommodations before. I am asking $800 plus utilities for rent.
