Room with Garden/Yard Access next to Subway, Restaurants, & Shops

Hello there!

We're looking for a third roommate to occupy this comfortable room in our 3 bed, 1 bath apartment. The room is approximately 8 ft 4 inches by 11 ft 2 inches. The full-sized bed with mattress is available to be left here or removed.

The room faces the garden/yard at the back of the house and boasts direct access. The yard is fenced in and only shared by two other apartments.

We are located on the Woodside/Sunnyside border a minute's walk from the 52nd street station on the 7 train. A short walk away from the shops and restaurants on Queens Boulevard, Skillman Avenue, and central Woodside while still being on a side street gives us the best of all worlds.

Other nearby transportation options include the Q32 and Q60 busses (1 minute walk), the Long Island Railroad (9 minute walk), the free shuttle bus to LaGuardia Airport (9 minute walk), and the M & R trains (15 minute walk).

About us: I'm currently a project manager, and commute to the City 4x a week for work. I enjoy going out to grab dinner, visiting museums and different spots in the city, going to concerts, traveling, etc. I also enjoy curling up in my room reading, playing computer games or listening to music. Our other roommate Julius is a nursing supervisor who goes into work 4-5 times a week. Julius enjoys going out to dinner, playing computer games, or feeding the cats that frequently stop by our neighborhood.

About you: Someone trustworthy who can join our little family! We'd like someone respectful, and who shares our value of keeping the common areas clean and clear. Furthermore, someone who is respectful of noise levels and understands that our home is ultimately our oasis. We are currently not accepting couples as we all share a bathroom, nor pets. Please no illicit substances on the premises as well.

The landlord pays for the heat, hot water, garbage, and gas. The Wi-Fi and electricity are a shared responsibility evenly split. While there is no broker's fee - the deposit and first months' rent is due on (sub)lease signing. The room is being rented on a month to month basis, though if we get along, great, you're welcome to stay as long as you'd like.
