3 bed 2 bath next to a park with a very good dog

I am a student aged 22, looking for two roommates around the same age for my 3 bed 2 bath on the Wicker Park side of the Humboldt Park which is right across the street. $825 per room not including cost of utilities (electricity, heat). It’s 30-40 minutes to the loop by CTA and about 40 minutes to UIC’s campus. I prefer neat common areas. I have a dog. The ideal roommate is someone with interests in the arts, enjoys going out, and encourages a housemate relationship characterized by mutual respect and communication. LGBTQ friendly is a must, and respect for the opinions of others is appreciated.
