Available Room for Rent

**IMPORTANT** IF YOU HAVE ISSUES WITH SMOKE, SMOKERS OR 2ND HAND SMOKE, THIS WOULD NOT BE A SUITABLE ARRANGEMENT FOR YOU.

The room is located over the garage of a ranch home. There is one flight of carpeted stairs to this generous sized room that accommodates a king size bed with 2 sets of good quality bedding, plus a down comforter and duvet cover. Tenant must provide their own pillows. The room is large enough for a sitting area plus space for a desk and chair. There is a private bathroom with towels, mat and shower curtain. Lots of room in the walk-in closet. (OUTSIDE OR GARAGE SMOKING ONLY.)

Everything you need is so convenient, including just being a stone throw to I-85, 316, Mall of Georgia, Winder Hwy. and so much more.

As the renter, I am sure you will have certain expectations of me and the property. You have my word that I remain open to accommodating reasonable needs the best I can.

My biggest expectations of a renter are:
*pay the rent on time
* respect me as I will respect you, including your stuff, your time and your privacy
* I would never expect you to do anything outside of the terms we negotiate and agree to; however, I am 64 and I might ask you to help lift something heavy to get the lid off a jar. I can also call a neighbor if you don't want to or can't.

Rent includes GAS, ELECTRIC, WATER, TRASH, INTERNET, USE OF KITCHEN, USE OF WASHER/DRYER, DRIVEWAY PARKING, USE OF NEIGHBORHOOD SWIMMING AND TENNIS.
