2 Bed 2 Bath with Large Basement

Current roommate is moving out, so I'm looking for a new roommate. Fully furnished. Amateur gym with treadmill, all-in-one, punching bag, etc. in basement, plus a real gym in the complex. 75" TV with surround sound in the living room with a 55" on wheels in the basement. I've upgraded many things like all the sinks, shower, bidets, all the lights, plus many other little quality of life things. I haven't been here that long, so more could be done. I'm not against any changes when it comes to decoration or whatever really. 2 Internet connections, cable and fiber, both gigabit.
Pets are OK. Smoking is OK.
