Looking for a responsible, like-minded roommate (no partying, no unreasonable late hours kept, respectfully quiet, and tidy) to take over a lease from October 1 or November 1 through the end of July 2024. Three-unit building located on a relatively quiet stretch of N Damen Ave. Steps from a #50 Damen bus stop (easy access to Wicker Park or Andersonville). And a short walk (~8 minutes) to either the Irving Park or Montrose Brown Line stops. There are bike lanes on both sides of Damen Ave and a secure storage available for a bike in the building if you have one. Landlord lives nearby and still drops by the property regularly. He only owns two buildings, so it's not a large company/etc.

There is a friendly cat named Maxwell, an open eat-in kitchen with dishwasher/gas range/oven/microwave/storage space/granite countertops, crown molding, hardwood floors, built-in shelving units, four large closets, a shared outdoor courtyard space, sunroom area, free in-building washer/dryer. Landlord has also converted a small portion of the garage into a lifting-oriented gym he and his friends sometimes use which is also available for tenant use.

A little bit more about the current tenants:

Two male gentleman 32 & 27 years old (he/his pronouns). Both fairly quiet and easygoing, “bookish” and prefer someone who tends towards keeping a quiet apartment without guests/partying. One is a non-profit professional in higher ed mostly working from home, and the other is full-time at a bike shop. Sympathetic to a 420-friendly lifestyle, but absolutely no smoking allowed in the apartment.

Rent is split evenly at $800 per month per person, or $2,400 overall (water/trash/sanitation/gas included), and electricity and internet payments average about $40-$50 per month per person and are also split evenly. Please note the 2nd roommate who has a cat would do ok with another cat, but not with dogs. The landlord charges a one-time pet fee of $300 for pets if you have them.
