Private Room for Rent in Bright 2-Bedroom Apartment!

I am renting a private bedroom in a bright, airy apartment in the Laurel Heights district of SF, available August 1. The unfurnished room has hardwood floors, three windows, and a standard sized closet. Please note this is a non-smoking bedroom and apartment (it is written in the lease).

The apartment is one of two units on the second floor of a four-story building (including a basement) on a quiet, residential street. This unit is one of six apartments in the building. The two-bedroom apartment includes a large kitchen, a living room with an antique built-in (as pictured), one bathroom, a linen closet, and access to basement-level washer and dryer (coin-operated), garbage, recycling, and compost bins. Other costs like PG&E, Internet, renter’s insurance, and shared paper goods are not included in the rent cost and total around ~$100 extra per month, depending on the season. Water is billed every three months and is usually ~$150 per person. While there is a heating unit in the main hallway, I refrain from using it unless the weather is extreme.

The apartment and building has old San Francisco charm and is centrally located in the city, just minutes from Presidio Heights/Park, Baker Beach, Golden Gate Park, and Clement Street, known for its diverse cuisine and community vibe. The apartment is also between Geary Boulevard and California Street, providing easy access via car and bus to downtown and Ocean Beach. There is also ample street parking if you own a car.

The neighborhood and apartment building are both quiet and safe. Many neighbors are either other young professionals or families/homeowners.

Once I select a roommate, my landlord will be in contact and ultimately make the final decision.

I am looking for another like-minded, young professional in their late twenties to mid-thirties. My new roommate will be self-sufficient, not entertain drama, be respectful, contribute equally to keeping the common spaces clean (I am open to the idea of having a cleaner come once a month and splitting the cost, but that isn’t necessary), and does not use drugs or smoke cigarettes. We unfortunately can’t have any pets in the building, unless it is a certified emotional support animal. I am open to a roommate who has company over, as long as I am given notice and the stays are not several days in a row at one time. I prefer someone who can commit to at least a year in this space so we can maintain a stable and secure environment.
