Large Bedroom in Washington Heights

I have a 2-bedroom apartment in Washington Heights. The 2nd bedroom will be available around October 1, 2025, but may be available sooner as the current roommate says he is leaving before then. The bedroom is very large (about 15'x12') and can easily fit a queen bed with other furniture as well. The living room has been converted into a 3rd bedroom, and that roommate has 2 dogs which are well-behaved and quiet. We are LQBQTIA+ friendly and expect the same.

The kitchen is fairly large, and I have a portable washer and dryer that are available for roommates to use. There is a laundry room in the basement of the building also. The biggest issue is there is only 1 bathroom, but I have found it isn't too bad with just 3 people. There's also not a lot of closet space (pre-war building), but since the room is very large, hopefully that can accommodate most items.

The neighborhood is quite vibrant. There is a large Latinx population, and there is also a sizable Jewish community. Both the 1 and A trains are within a few blocks, and there are several bus lines that also run nearby. I find it easy to get to Midtown (20- 30 minutes) or Downtown (40-50 minutes). There are several grocery stores and other shopping nearby, including a small Target.

Rent is equally divided between all 3 roommates and is currently $795 but will go up when the lease renews on February 1 as I keep the amount equal between all roommates whenever I renew. Utilities are separate and shared equally, which are currently around $101 a month, which includes cable internet. The room is not furnished so you would have to bring your own furniture, but we can discuss it further if that is an issue.
