The Arrangement
This is a short-term sublet available for a January 1st move-in.

You'll pay a flat monthly rate directly to me, the primary tenant—this isn't a roommate setup, but a private space rental. I'm seeking someone for a 3- to 6-month stay, though we can discuss extending if it works well (with a week's notice required).

All rates include utilities (electricity, heat, water, and internet).

The Space & Pricing Options

Note: This older building has a somewhat run-down but clean and functional apartment, fully furnished for easy move-in.

Option 1: Full Private Suite ($1,200/month)

Main Bedroom: A spacious room with two large windows flooding it with natural light, plus a generous closet for storage.

Adjoining Private Room: An equally sizable connected space ideal for a home office, studio, or relaxation area, featuring built-in storage.

Open the door between them for excellent airflow.

Option 2: Main Bedroom Only ($800/month)
Exclusive access to the sunlit main bedroom with its big windows and closet. The adjoining room isn't included.

In either case, you'll share only the kitchen and bathroom. Your private area is separated from mine by a long hallway for maximum privacy.

The Neighborhood
Nestled in a lively Orthodox Jewish community, steps from an elevated D train station—perfect for easy commutes and city exploration.

I keep noise minimal (headphones always) and rarely host guests, prioritizing a calm, positive home atmosphere. I'm occasionally 420-friendly and enjoy a drink now and then.

Seeking a mature, tidy, drama-free professional who's straightforward and chill.

The perfect fit:

Keeps shared spaces (kitchen and bathroom) clean and organized.

Wants a furnished short-term spot (3-6 months).

Respects quiet hours after 10pm —the landlords are downstairs in their office, so neighborly consideration is key.

Is okay with occasional 420 use.

Is okay with my cat.

Is okay with my singing a few times a week for an hour or so before 10pm.

Is okay being transparent and honest.
