Available Room for Rent

APRIL 1st: 1 room available in a beautiful rent stabilized Hamilton Heights apartment!

This 4 people, 5 bed/1.5 bath apartment is a gem. Cozy and calm location by the 1 train (8 minutes) and ABCD trains (4 minutes) at 145th Street, on a quiet and beautiful block near City College. We only rent out the 4 giant bedrooms, and there is a 5th smaller communal room used for storage with the half bath.

The apartment is big and roomy -- all bedrooms have big windows facing the street so they are bright but quiet, large enough for a queen bed with a dresser, desk, and room to spare. Big common living room and a nice sized kitchen.

Elevator building, but not wheelchair accessible (3 steps at entrance). 2 fire escapes. Great natural lighting. Heigh ceilings (prewar). The bathtub is great. No dishwasher or W/D, but plenty of laundromats in the area.

*****

We are looking for 1 roommate who is:

- femme/trans/nb/woman
- in their 30s-40s (the age range of current roommates)
- a working professional
- experienced with NYC living
- experienced with multi-roommate (3+) home sharing
- mature, responsible, considerate, and a direct & respectful communicator
- CLEAN and responsible about washing their dishes, does their chores in full and on time (we keep a straightforward chore chart), and is enthusiastic about keeping the apartment tidy
- vaccinated (we value our health and safety and communicate about visitors as well)
- actively anti-racist and LGBTQIA+ affirming and at the very least, you must stand in solidarity with Black trans women!
-has strong credit and income of >40x the rent (per our corporate landlord)
-420 friendly

No cig smokers, pets, couples, or fascist sympathizers. Massive bonus points if you're good with spreadsheets!

We may ask for references (nothing personal, we just like extra precaution for our safe haven).

About us:

Roommate M (she/they) is a creative (writer/actor/filmmaker), has been admin full-time at a nonprofit, and is a freelancer. Friendly, cottage witch type, M is the longest running member of the apartment (since 2021).

Roommate J (they/them) works full time in social work and is into art, movies, and live performances. Mostly a homebody and tends to keep to themself.

Roommate S (she/her) is a preschool teacher who just wants to be a Golden Girl but minus the drama and shoulder pads.

The roommate you would be replacing will be missed. Things we loved best about her: ultra reliable and responsible, very direct communicator, respectful of both communal and personal space/belongings, funny, kind. If that sounds like you, keep reading!

Rental requirements:

Our new roommates would sign a year lease in March for an April 1 start date, rent for each room on the new lease will be $895 (unless Mamdani comes through with the rent freeze before April) with a deposit of the same amount and utilities are 70ish per month (building provides free steam heat).

There is a rental application with a small fee. The application process takes some time so we will be moving consciously but swiftly. An ideally suited candidate will have the wherewithal for the onerous process of leasing from a corporate landlord (it's essentially a war of attrition) and knows that they will qualify per management's requirements on income, credit, and rental history.

Our process for this search looks like this:
1. Initial screening via message
2. Virtual or phone interview
3. Reference check
4. In person visit and final convo
5. Application to management
