Nice room in Cheesman Park Condo

Hello,

I am trying to find a roommate. I have a furnished room in my Condo that includes a 55" TV and all of the other furniture you would need. I also supply the bed and linens. I would like to find a long term tenant. You have seen my posts before and yes they can be confusing however I am real and not a scam. I have 9 past roomies that you can speak with if you wish. I am friends with all of them except those 3 who trashed the room and other areas of my home or stole from me.

No marijuana smokers welcome, yes it is legal to smoke it in the State however, a landlord can specify that it not be used just as smoking cigarettes and having animals in rental units.

I do a background check. When a tenant leaves I buy a brand new Mattress protector, sheets, pillow cases, towels and whatever else the new tenant may need if they do not have their own. I also clean the entire room with nothing left untouched. So the cost to turn over the room can be up to $300.00 but at least $100.00 depending on the items that are on sale at the time of need. I absorb the cost of providing new items for my tenant. My home is very clean sometimes unorganized and cluttered but clean, I save my sewing and do it once or twice a year sometimes it takes me a day or 2 to complete the sewing so the machine is out and ready to use. Life is life as a disabled person for myself and my animals.

Rental agreement is 12 months to 6 months. $950.00, per month.
I also use a questionnaire developed by my attorney that is legal and it needs filled out completely prior to even meeting. I will give you my answers to the same questions once I receive yours.

Security Deposit has many variables. Rental history, past evictions, references.....etc
Programming the entry call box with your phone number costs me a total of $100.00 if you choose that option the cost is added to your deposit and non-refundable.

Everything is Passed through a lawyer to make sure it is legal and binding, that also costs money but I absorb that cost.

I am a simple, reasonable and kind person, unless you try to defraud or steal from me in some way.

I also have a dog and 5 cats. If you are allergic please do not reply, I love my animals more than I like most people.

My process is this:
1. Once interested I email a roommate questionnaire you fill it out return it to me and I send you the exact same questionnaire with my answers to determine if we are a good fit and if we both want to proceed.
2. Then you come look at the room. After meeting If we decide to move forward from there the security deposit is required for me to remove the room from craigslist, and other platforms and hold the room for you $300.00 to $500.00 with $100.00 non-refundable.
3. Application and background check is completed.
4. When I receive the background check returned which is usually about 5 minutes and check your references which usually takes about an hour for me to decide from the information they provide if we both want to move forward.
5. Then we get to the rental agreement signing and the move in date is set rent is due on the day of move in as determined in prior negotiations.
