Looking for a roommate

I'm a 40 year old male, open to any age or identities. I moved from Philly in 2016. I eat meat. Into books, photography, acting, live music. I play guitar and have been writing songs a while. I’ll be recording in the house and taking an online guitar class this fall at PCC. I play acoustic mostly but sound travels. I will be upstairs but you will hear the guitar so its important you’re okay with this. My current roommate is a classical guitarist and he and I both play throughout the day and evening and it doesn’t bother either of us. (This is the most important thing I must stress as a deal-breaker if that will bother you.) If you are a musician the neighbors downstairs used to complain, but we have figured out a great solution, I will fill you in on that.

I'm a slight night owl. Work in catering currently but may change soon. The bathroom is next to the room available. It’s no issue for me when my roommate showers or is in there, and past roommate wasn’t bothered by it. However I'm prone to cooking or showering after 11pm up til even 2am or so. I want to feel comfortable having the option to do this. It works well now since my roommate is on the 3rd floor, but if someone has an early bedtime I will try to be respectful of this, and be quiet as I can be. I keep a box fan running in my room almost always and that mitigates most noise from the house or street. My roommate does the same and our philosophy is “if it’s so loud that you can still hear it over a fan running then that’s too loud”. I would prefer someone who is down to also live by this rule.

That said, I’m an easy person to live with, so I've heard. I keep to myself a decent amount. I want this place to feel like a home for whoever moves in. I want someone who is down to at least greet each other and small talk occasionally though, it seems like a healthy roommate dynamic to say "what's up". T
