Roommate Needed ASAP for private home in NRH

I currently live in a private home with my two-year-old toddler, it is a very nice and quiet neighborhood in North Richland Hills next to the baseball fields of the school in the area. My former co-tenant (and ex) just moved out and is off the lease, so I need to find a replacement immediately or we will have to move as well. You will have to go through the application process with the Landlord and be accepted but move-in should be available immediately with confirmation of acceptance from the landlord. Monthly rent is around $2500 (exact number will be adjusted from my former roommate leaving due to their pet fees/ pet rent, etc.) and the electricity bill averages between 200 to 400 a month depending on the season (it’s been as low as $185 and as high as $500 during winter months). Water is included, I use spectrum for the Internet (about $50/ month), City picks up the trash, fenced in backyard, two car garage, an open field and small stream behind us, and across the way is a power plant but otherwise the neighbors on either side are very quiet, respectful and wonderful. It is a very peaceful and private culdesac/ neighborhood. Multilevel home: the entire upstairs can be yours if you so desire. Main level includes an office with plenty of space for your Office set up as well, a dining room that is empty right now but could easily be used for your furniture or your own private sitting area if you would like, a fully loaded kitchen with open concept to the living room and patio back doors, and a 2-car garage. Off the kitchen is a breakfast nook area where my kitchen table is currently. I also have a washer and dryer that you are free to use with respect and consideration, of course.

All common areas are furnished and there’s everything you need in the home already to be used: including a Keurig, an espresso machine, an electric mixing bowl, an air fryer, etc. Master bedroom and bathroom are on the main level. Upstairs, we have a sunroom, the other two bedrooms, and a full bathroom. The sunroom is being used as my toddlers place space currently but I’m happy to move that space downstairs so you can have the entire upstairs to yourself if you please. Their bedroom is also upstairs and one of the bedrooms is theirs currently but I am happy to move their bedroom downstairs as well or move them to the smaller room if you please. We also have a sidewalk that leads off to a walking trail just around the corner and goes around the entirety of the baseball fields and it is very quiet and peaceful as well. There’s also a playground within walking distance just down the road :)

I am 33 years old, a single mom, Aquarius, single, queer, moderate to right leaning, a 2A owner, and kind of spooky spiritual, but yes, I believe in God, and no, I won’t shove my beliefs down your throat. You’ll probably smell incense in the home frequently and I do like to cook! :) I have my small desk and computer set up in the office along with my guitar and amp, but there is still plenty (and I do mean plenty) of room in the office for your own set up as well. I currently work in the service industry so I have a later schedule. I am also in the process of becoming licensed for finance and insurance and so I will be working from home once I have that licensing but will get to make my own schedule so it won’t be an issue either way. My sitter lives in the same neighborhood and so my toddler will be with the sitter while I’m at work or as needed. I do vape, but I’m trying to quit; I do drink frequently, but I don’t get drunk. While at home, you can find me playing guitar (always respectful of noise level and the neighbors), cooking, scrolling on socials while I crack open a beer, or spending time with my kid out in the backyard. Because I work in the service industry currently we do have a later schedule so we go to bed around midnight to 2 AM and are usually waking up around noon to 2:30 PM.

I would prefer a female roommate, I’m open to a child if needed, especially if they’re close to my kids age then that would be great :) I am very much a “closed home” person which means that I don’t like to have a lot of guests over frequently. I rarely have company over but I do have family that comes and visits once or twice a year and my child also goes to spend time with family for a couple weeks out of the year. I would prefer a non-smoker (cigs), but as long as you are respectful about it and all of your belongings, don’t smell like cigarette smoke then I don’t really care. No raging alcoholics and absolutely no drug users. I don’t care if you light up with your grandpa on a Saturday evening out on his porch, but I will not allow any type of substances in the home or around my child. We’re pretty low-key, reserved, and tidy enough within reason of being a single mom and having a toddler lol I can guarantee you that I do not live like a slob at the very least.

I would also prefer no pets, but if your pet is well mannered and housebroken, then I would be open to it with approval from the landlord :) I currently have a foster dog that I’m rehoming soon and then no plans to have pets after him.

The lease ends on September 30, 2026, but I’m sure that date can change as needed depending on what you’re looking for. To be very clear: THIS IS NOT A SUBLEASE: this is an attempt to find a legitimate tenant who will have the same rights and protections as I will have.

With approval from the landlord, you can move in immediately! And I would also like to suggest that we have a roommate contract between us as well just to protect the both of us as we’ve all been in bad roommate situations before, and it is simply a good faith effort to keep everybody responsible, accountable, and avoid any uncomfortable situations :)

Just to reiterate, despite the layout of the home right now, I am more than willing to relocate my child’s bedroom and play area to the downstairs level so that you may have the entire upstairs level to yourself. The one exception is that the full bathroom upstairs is the only bathroom that has a bathtub in it and so I do give my child baths upstairs, but outside of that it would be completely yours.
