Stylish EADO Abode With Multiple Rental Options

I will have 2 rental options available sometime in May (I’m hoping May 1st🤞). It all depends on if renters want furniture or not, and if so, when the furniture will arrive. The pictures of the house are from when it was staged for sale. Right now the whole house is full of my furniture, but it will be moved out of the bedrooms when they are rented. My furniture in the common areas will remain. If you’d like to see the house as-is right now, I’m happy to give you a video tour. Don’t worry, it’s very welcoming and stylish! (In fact, some people that have come to see the house say it looks even more stylish than the photos! I’m flattered☺️)

I’ve chosen to only rent to females- apologies to any males reading this.

I have a few rental options to consider: All bills are included in the rent! (super fast WiFi, electricity, gas, water, trash, and maid service once/month) Plus, you will be able to park in a parking spot right next to the house. The rental options are:

1. One medium sized bedroom and closet with private bathroom available for $950/month (unfurnished) or $1150/month (furnished)

2. Two medium sized bedrooms (next to each other) and closets, and one private bathroom available for $1350/month (unfurnished) or $1550/month (furnished)

The 2 rental bedrooms are on the second floor and the garage, yard, kitchen, living room, dining room, and half bath are on the first (aka the common space), and my quarters are on the 3rd floor (but I also have a room on the 2nd floor).
The common space is really nice! Here are some of the highlights - the kitchen, with gas stove and convection oven, is fully stocked with all the pots/pans and gadgets a master chef could want, the living room has a large stylish L-shaped sectional couch, a super nice smart tv with external sound bar, a kick butt karaoke machine, projector, and lots of board games, and the dining room has a large stylish dining room table and chairs. The garage has an extra refrigerator/freezer to handle any overflow. The enclosed backyard has lovely landscaping, a grassy area, and a really nice hammock- perfect place to relax, enjoy nature, and get inspired or reflect on life.

House rules are the normal ones like cleaning up after yourself, respecting each other’s space and belongings, keeping music/tv/talking volume to a level that doesn’t disturb anyone else, provide heads up before guests come (no more than 1 guest at a time without getting the approval of the other roommates first, and no overnight guests (unless approved by all roommates ahead of time), and for pets (only 1 dog per roomate allowed) I ask that you keep them in a kennel when inside the house (however, if they are well behaved, meaning they naturally stay off the furniture and don’t jump on things or chew/scratch things, pee/poo on things and they are non-agressive to the other roommates and roommates’ dogs, then they can be outside the kennel when they are around you), keep the dog clean, smelling good, and nails trimmed, vacuum up dog hairs in the house at least twice a week, and I also ask that they sleep in a kennel at night. Sorry there are so many stipulations around having a dog in the house, but it was either this or just not allow it at all. However, I love dogs and know how much happiness they bring, so I wanted to find a way to make it possible while also protecting my house, furniture, rugs, etc.

Finally, if you are interested, please note that I will ask for a deposit equal to one month's rent and a $40 rental application fee. The rental application will include a background check and credit verification. To pass, you will need to have no criminal background and a 600 credit score minimum.
