Queer Lady Looking for North ATX Roommate for Duplex

Hello!

I live in one half of a duplex with my senior cat. My lease renews October 1st, and I am looking for someone to take the place of my former roommate. This person could move in as early as Sept 1st!

The Space:

Our half of the duplex has 2 bed and 2 bath. I currently have the main room. There is a bathroom right outside the open room that I am open to reserving exclusively for that person (my guests won't use it either and etc).

I own a good amount of furniture so most likely just need your room's furniture. Washer dryer hookups are in the garage and I currently have an ongoing lease so they are already hooked up.

Total cost of utilities etc is roughly 200 to 250 a month per person. Sometimes less rarely more. Rent is 1625 total, so it's about 1k a month give or take a 50 for each person. Happy to break down what is included in all that.

The Room:

It's about 123 sq ft with two closets, each with about 10 sq ft of space, though one has shelves.

The bathroom is about 41 sq feet and is a full bath.

I measured both rooms (inc bathrooms and closets) and proportionally broke down rent, so I'd ask whoever moves in to pay $725/mo towards rent and split all other utilities in half.

Roommate Qualifications:
- Respectfully no cis men. Enby or Trans folks of any gender are not an issue.
- No cats or dogs. While I have a cat she does not do well with other animals.
