Large upstairs bedroom available November 1st (early move in with pre-rate available). Large room, private bath, plenty of storage in the standard closet and crawl space (see pictures).

House has 2 car garage, and 2 spaces in driveway as well as plentiful street parking.

Dog/Cat allowed, I have a small female Border Collie, very friendly, just over 2 years old.

There is a small yard out front for pets or social gatherings.

Landlord has set rent @ $2700
Electricity, in my experience, has never been more than $300 for 2 people.
Internet, I currently pay for cox, 1000mbps, comes out to almost 170 a month. (I'm a former cable guy, the internet and Wi-Fi are amazing).

My strategy would be to split everything 50/50 which should bring rent to approximately $1500-1600 total for each month/each person. This is estimated slightly high to accommodate for the electric bill, but all bills and expenses will be made transparent.
