room for rent - 1 bed, shared bath

hello, the house is three bedroom, our third roomate left without warning so we need a new third!

we (my roomate and i) are pretty chill. my roomate is in his 40s and tends to be very forgetful. he's big on communication - we all have to live together so let's make it nice, is his logic. he's pretty quiet, stays in his room or on the porch most of the time.

i'm 21, pretty quiet. i'm agender, so you'd have to be able to keep negative thoughts to yourself about that. i tend to be forgiving and understanding, but i've moved from toxic situation to toxic situation and i don't want it to happen again.
as i'll mention below, i'm sort of the go-to between the owner of the house. she does text us as a group occasionally, but shes busy and didn't even want to care for the house, so thats my job. i want to bug her as little as possible, as she has the power to say 'nevermind sell the house' if it's too much stress for her.

the remaining room is a decent size with carpet. you'd share a bathroom with one other person.

the house is very much still in progress. the shared spaces are kept clean but the backyard is a mess, and we're in the process of fixing/replacing certain things (like the oven...the stovetop works, the oven does not for now)

the only requirements are that you're dependable for rent, you keep shared spaces clean and you're fairly quiet. by that i mean we'd prefer it if there weren't a bunch of people over all the time, or we're at least given a heads up.

rent for the room is 650, and we split bills for the wifi, city of mesa and srp three ways. it's not a fixed thing, especially for srp in the summer, but i estimate in total it'd be $750-$800 for you as a max amount. i could be off though.

preferably no dogs, but as long as you care for your pet it's cool. i have a bunny and there used to be cats in the house, in case you're allergic.

as a last note: part of the agreement with the landlord is that we supply the rent money ON TIME each month. one or two times late won't get you kicked out, but the owner doesn't trust very easily and might immediately doubt your integrity.. she also requires that we don't trash the place, obviously. the deal is to clean and fix the house while we live here. i take care of most things, you're only responsible for your room and shared spaces. the landlord is being very kind and generous, and i want to remain on good terms with her, and not bring someone disrespectful here.
