Room and Office Space in Astoria near M/R trains

This Astoria rental is for TWO rooms for the price of one! Room one is a bedroom that can comfortably hold a full/queen bed, with private closet space. The second room works incredibly well as a home office, with additional private closet space. Both are unfurnished, though some furniture may be available (the picture of the bedroom is "virtually staged." The rest of the apartment consists of a large, furnished living/dining area and separate kitchen, as well as a balcony overlooking 43rd Street.

I live in the third bedroom, which has a half bath, so I only use the common bathroom for showering.

I'm 36, male, Fordham grad, and work a hybrid schedule (usually WFH on Fridays) and travel frequently for work in nonprofit fundraising. Past roommates would say that I'm clean, though not obsessively so, and quiet. I rarely have guests, but certainly wouldn't mind occasional guests (please no overnight stays without prior notice).

This block of 43rd Street is quiet, but within a 5-minute walk of multiple restaurants, pubs, delis, and laundromats, as well as a library branch. The M/R Steinway stop is about a 5-minute walk away, while the N train at Broadway is about 10 minutes away.
