Looking for a roommate in North SD - San Diego

About Me

Ideal Location: walkable to 15330 Avenue of Science (zip code 92128), close to 16275 Pomerado Road (zip code 92064), easy access to public transportation

Schedule: I fly to San Diego on January 9, 2022. I’ll also be available from Thurs Dec 2 to Sun Dec 12 to look at apartments and meet with roommates in person, but I prefer to get a lease signed earlier in that period.

I’ll work from home Wed, Fri, Sun and work from the office Mon, Tue, Thurs. The earliest I’ll return home is 6:30 pm (leaving between 6:45 and 9:45 am.)
I sleep for about 9 hours a night, which will encompass at least midnight to 6 am. I’m unclear what my schedule will be.
Every other weekend I plan to go to Orange County for at least Saturday morning.

Required Housing Amenities: private bedroom, safe area for walking

Strongly Desired Housing Amenities: non-smoking, no carpets, pool, very high ceilings or space outside to practice my martial art, access to multiple bathrooms if there are multiple people living there,

Would be nice: pet free, community hot tub or private bathtub, little sound transfer

Desired roommate relationship: splitting the cost of biweekly or weekly professional cleaning, a written roommate agreement, advance notice of guests, no illegal activity, clear communication, no strong smells (such as alcohol) in the same room as me

I may hire a chef to pre-make and drop off food that I'll store in the fridge and freezer and reheat.

Potential cons of rooming with me: I sing in the shower, and not in the shower. Because of sensory processing issues, I can’t use headphones, but I would prefer you to use headphones or keep the volume down.

Potential benefits of rooming with me: Board games! Dad jokes! The gay agenda! I don’t have a car, so you’ll get first dibs on parking. I also don’t have furniture, so I could potentially buy furniture that matches yours. I could return your library materials (if they’re light). I can refer you to credit cards or help research facts. I’m a math teacher, so I can keep track of splitting the bills (or we can just use Splitwise etc).

Financial: I’d prefer to keep my total rent, utilities, cleaning, and insurance below $1000/month, but my max total housing costs are $1500/month.
