As for my house, price is competitive because it's an old house (a bit ugly) and there are a few minor irritations.
Downside: It's north county.
Upside: If you're moving from west county, St. Charles, south county etc, you can save yourself a lot of money, so rent won't go up just because interest rates or the market go up. Also, I have security cameras.
Downside: House has a few projects because there are things I'm working on myself. House is not polished (and therefore, not inflated in price).
Upside: I'm not going to pretend that minor improvements means I need to raise your rent.
Downside: The bedrooms have only one outlet.
Remedy: Power strips.
I do have a spare bed you can use (or put it in the basement if you already have you own).
Downside: Central heating / cooling is unstable.
Remedy: I have an AC unit in the kitchen window, a fan in your room, and I've doubled-up blinds/shades to keep the heat out.
Downside: Shower hot water is weak.
Mitigating: Give it a minute, it heats up after it gets going.
I don't use house keys, entrance is a fingerprint reader which we'll register your thumbprint to for access. If you want an NFC tag on your keychain to act as your key instead, I'll program one for you.
Downside: The basement is messy, it's where I store things.
Mitigating: I keep it off to the side, won't interfere with laundry.
Bathroom is shared, situated between our bedrooms ("Jack and Jill style"), so knock before entering. Nothing to worry about there, I never take long.
I'm requiring a 1 month deposit, because I previously had a roommate who I didn't require it, and when he left, he never paid his last month's rent (and he was joining the military so I'm not too keen on going after him for it). Rent will need to be prepaid.
