About Me

Grounded | Transparent | Independent | Financially secure | Emotionally stable | Extensive communal housing experience

of·fer·ing /ˈôf(ə)riNG/ An all inclusive 4-Bdrm/1-Bath newly renovated Bronx apartment-share in a 2-Family brownstone | 2nd Floor walk-up | Co-ed | Month-to-month | 4 month minimum stay

If at this time you're seeking double-occupancy for you and a partner (or minor), unfortunately we're unable to accommodate you. Double-occupancy (e.g. couples) places too much of a burden/hardship on the household's resources. For this reason we're only considering single-occupancy of the furnished bedrooms (meaning no more than 4 flatmates during tenancy).

I lived with Lee and roomates in 2010. It was a great experience. Lee is the sweetest person ever, so easy to deal with, communicative and joyful! The house was beautifully decorated and very functional. Would def recommend!! ❤️

Communal Housing Situation (fully furnished, all inclusive; w/d on premises)

in·tro·duc·tion /ˌintrəˈdəkSH(ə)n/ Since 1999 I've spear-headed a community effort by providing affordable housing to students and entry-level professionals willing to consider housing outside of Manhattan, Brooklyn, and Queens.

ad·ver·tise·ment /ˈadvərˌtīzmənt/ We have two (2) housemate openings available in a furnished 2nd Floor, 4-Bdrm/1-Bath (1,250 SF), co-ed apartment-share. Rent's $975/Mo. & $1,075/Mo. Rent includes:
1. Utilities (i.e. electricity, gas, heating, sewer, water);
2. FIOS' Wi-Fi and cable TV (sports channels and some premium channels, i.e. HBO, Showtime);
3. Routine cleaning services and removal of general household refuse and recyclables of shared common areas;
4. Routine mail distribution (after 6p); and
5. Access to gated outside sitting areas (front and side yards) and a designated BBQ area.

Located in the Morrisania section of the South Bronx b/w E. 168th St. & E. 169th St. on College Ave. Walking distance from Bronx Lebanon Hospital, The Bronx Museum of the Arts, and Yankee Stadium. Location has a 97 Walk Score / 92 Transit Score / 74 Bike Score.

Premise's smoke-free (i.e. cigars, cigarettes, 420, etc. NOT allowed) | LGBTQ friendly | Steps from bus lines: Bx11, Bx32, Bx35 and Bx41 | 10 minute walk from additional bus lines: Bx1, Bx2, Bx15, Bx18 and BxM4; and subway lines: B, D and 4 | MetroNorth Station less than half a mile away | I-87 Major Deegan Expressway and I-95 Cross Bronx Expressway nearby

spe·cif·ics /spəˈsifiks/ Unit's equipped w/LED lighting | Energy efficient appliances | Low flow water fixtures | Spacious tub-less bathroom (w/two (2) standalone sinks) | Hardwood floors throughout | Compact commercial laundry room w/professional grade coin-metered HE front loading appliances (most cleaning household stables e.g. laundry detergent, toilet paper, etc. provided at no additional cost) | Small, efficient alley way kitchen | EIK equipped w/seating for 4+ | Houses large LED Smart TVs and a leather sectional great for gatherings and group activities

Bdrm 2 (Front Bedroom) | ~105 SF | Five (5) windows | Furnished w/a desk, small-size LED Smart TV, twin size platform bed w/6" memory foam mattress, linens/bedding, and other furnishings | Asking $975/Mo. (Income Requirements: $35,475 - $43,000 (minimum annual salary); Maximum move-in costs for this room is $3,225) | Available 12/2018

First and last month's rent, plus one (1) - month security deposit for all listed vacancies are non-negotiable (rent's prorated so you only pay for the days you actually have access to the property). Credit, housing, and criminal background check required for all prospective tenants (one-time non-refundable application fee associated w/the background check).

neigh·bor·hood /ˈnābərˌho͝od/ Despite being an up-and-coming area, the Bronx hasn't been able to rid itself of its bad reputation (acquired during a large exodus by the Jewish community in the 1970s). You're encouraged to research the surrounding area but if you're white, black, yellow, tangerine, chances of you being a victim of a violent crime are slim (although, Manhattan can catch you off-guard w/its cramped over-priced quarters and susceptibility to random acts of terrorism/aging infrastructure failures).

Any hoo, we're located on a quiet tree-lined street, predominantly populated w/2- and 3-family homes w/a cluster of rent stabilized apartment buildings at its core. Neighborhood is a 7 out of 10. Albeit, safety's a matter of perception. Nonetheless, I feel relatively comfortable walking from the train station after hours. In my opinion, our biggest short-coming's the lack of venues for take-out/dining-in. The flourishing adult lawn chairs and feral children squealing in front of an open hydrant during the summertime can also be a turn-off. But like all good things: winter is coming.

I'm NOT an employee of the landlord, I'm NOT a real estate person, NOR do I work on commission. I do however occupy the premises and volunteer my time facilitating communications and repairs within the property. I work full-time as a public servant in the engineering field; my time's limited (ergo, serious inquiries only). I'm invested, professional, and responsive, I ask for all potential renters to reciprocate in kind. On a personal level I can be described as an ambivert. The landlord (law enforcement) is NOT an absentee landlord. We're both transparent and straight-forward. Furthermore, should you be financially, physically or mentally unstable we're unqualified to pursue a relationship w/you, much less one that yields a long term communal housing situation.

pros·pects /'präˌspekt/ For individual(s) seeking a month-to-month tenancy there are two (2) bedrooms available: Bdrm 2 [105 SF] at $975/Mo. and Bdrm 3 [140 SF] at $1,075/Mo. To be considered a potential candidate:
a. Your annual salary should be at minimum 33x the desired monthly rent for actively enrolled undergraduate/graduate/vocational students or 40x the desired monthly rent for entry-level professionals;
b. Your FICO credit score should be above 670 (exceptions at landlord's discretion);
c. A brief summary of who you are and why you think you may be a good fit will be needed (synopsis should include: What you do for a living | If you're a smoker (e.g. cigarettes, marijuana, hookah) | Your current living situation | Why you're looking to change it | How soon that change's foreseen | Your take on overnight guests, overnight dishes, cooking, cleanliness, sharing and boundaries)

More importantly, you MUST be considerate | clean | smoke-free | ethical | independent | laid-back | resourceful

dis·clo·sure / disˈklōZHər/ We're the real thing (evidenced by the embedded sarcasm and coherent sentences you've read thus far). That said, we're definitely NOT just looking for warm bodies. If you're actually interested, you'll be expected to visit the premises and meet the household as to assess if we're indeed a good fit. Bring a friend (you're after all headed to a stranger's home). Once we meet as a group and iron out any concerns we can migrate to the next step: the application process.

There isn't a fee for viewing the premises. However, during the viewing, contingent on our compatibility, interested applicants are encouraged to complete a lease application. There's a $75 application fee, per applicant, of which $36.98 is payable via credit card to E-renter.com. You can apply for any of the available rooms, the application fee's the same and a one-time occurrence. Incomplete submissions of the lease application will NOT be considered. During the application process the room you're interested in will be removed off the market and placed on hold (for a maximum of 48 hours). However, if your annual salary is NOT equal to or greater than 33x-40x one month's rent, hold on to both your cash and personal information.

ten·an·cy /ˈtenənsē/ Upon successful completion of the application process a move-in date's set at which time the 1st and last month's rent, plus one (1) - month security deposit will be required (move-in dates must be established w/in five (5) - calendar days after completion of the application process).

Actively seeking to establish and maintain a communal household comprised of driven individuals seeking to educationally and/or professionally elevate themselves w/in the NYC metropolitan area. If you're opposed to occasional shared household meals, group activities, or are unable to comply w/NYC Department of Sanitation's recycling ordinances chances are we're NOT compatible. Recycling is of the upmost importance in this household, so if you're into a green way of living: i.e. recycling beyond NYC ordinances, composting, sustainability efforts, healthy eating, up-cycling, etc. we NEED your camaraderie. Shared situations aren't for everyone, however, we're trying to provide a platform that can allot for a positive communal experience and promulgate success w/in the community. Our goal's to establish a household best described as driven, educated, preferably recently employed and/or actively enrolled in a vocational/higher education institution (i.e. undergrad/grad/trades school) but most importantly: a stress-free environment.

con·clu·sion /kənˈklo͞oZHən/ You'll need to schedule a viewing to get the ball rolling six 4 six 5 three 3 nine 7 seven 7 (no calls/text after 10p. Text only during 9a-5p MTWRF).
