2 rooms available separately one furnished one not furnished

I have 2 rooms available in Surprise off Dysart and Greenway one is furnished the other isn't. House is 2 story the rooms are upstairs with shared bathroom but plenty of space to put things separate. Because its so freaking expensive to go out and do things these days I have put alot into having amenities like a above ground pool, pool table, foosball, dart board, gym, also a poker room. I have a security system just not installed yet. My husband and I are 50 but much younger at heart, my son is 15.
Rent includes all utilities and wifi. Full house privileges including kitchen, livingroom, gym, laundry, outside backyard with lots of seating and bar b q grill. You must provide your own food, toiletries and laundry stuff.
I'm 420 friendly and smoke weed in my house. I also smoke cigarettes
I'd prefer no small kids due to pool liability.
Rent is $800 per month with equal deposit. Must clean up after yourself. No pets (sorry non negotiable) I will consider a couple for extra.
We are hoping to host monthly get togethers for poker nights, game nights and more. I'm super low key, anti Vax and don't like liars, thieves or people who are shitty. I tend to speak my truths but also think as a community we can do better by helping people up instead of squashing them when they are down.
I won't tolerate druggies or people who can't handle their alcohol and get belligerent with others. I'm genuinely looking for peaceful, fun and friendly people because afterall we have to share space.
I will do a full background check. If you have a violence issue or are a pedophile keep moving please. I'm not concerned about credit as it is what it is in today's high prices of everything but you must have the ability to pay rent.
