I'm Shelbi, I'm 29, and I am a Dallas native! I've got a housemate, and we're pretty easy-going folks. Neither of us smoke* (and I'm sensitive to tobacco), but we do drink! We're both in or working at school, so having quiet night-times is definitely preferred. Neither of us mind having folks over, as long as it's not late nights every single night.
Also, we may be getting a senior kitty soon, which is why we would not like to have any other pets! I also regularly work with both cats and dogs, so there may be pet dander about. I definitely try to keep things clean, but wanted to be upfront about that!
As far as dynamics go, we're both willing to run the gamut from being close to being cordial. If there is mutual respect and understanding, I think things will go smoothly.
Messiness: I tend to be messier, and there is a fair amount of clutter. That said, it is never unsanitary or unclean! There's just a lot of corners and surfaces being utilized. If that's not your thing, no worries! If you don't mind a non-spartan look, then that is what we've got.

We've both been vaccinated against COVID-19, and have taken the necessary precautions. If things start looking even more dire (again), we'll probably hold off on having guests over multiple times a week. We'll just see how it goes!
* We don't allow any smoking inside the house, but underneath the carport is fine.

Available Room for Rent
(The house is near Spring Valley Elementary School)
The place is a 1650 sq-ft 4-bedroom 2.5-bathroom house. The bedroom in question is a corner bedroom, and the bathroom (a Jack & Jill with a combination shower/bathtub) would be shared between two people. The bedroom measures 11ft x 11ft, and the closet is 2ft x 8.5ft. It comes unfurnished, but clean.
Electricity, gas, water, and Internet are included in the rent price!
There is a spare bedroom and half bathroom in the back that can be used for overnight guests. We don't have a home gym, but there is an elliptical in the main room that can be used by folks as well. We also have a carport, a backyard, and a portable fire pit.
The house is centrally located (near 75, 635, and DNT) off of Coit Road, near Richardson and Addison. The location is close to good food and entertainment, and a few interesting neighborhoods to boot. It's about fifteen to twenty minutes away from the DFW, Love Field, and Million Air airports. It's twenty to twenty-five minutes away from downtown Dallas, Plano, Garland, Grapevine, Mesquite, and Irving. Arlington is a 40-minute drive, as is Fort Worth. It's also close to Brookhaven, UTD, Richland, the Collin College campuses, and El Centro. There are hospitals and urgent care clinics nearby as well!
