Room for Rent in Newly Remodeled Condo

Hello,

I'm looking for a quiet and neat female a room/house mate. I just remodeled the place, so most of the fixtures/appliances are either brand new or in great shape. **Serious Applicants Only**

Cost:
- Rent is $1200/month + utilities (water/gas/internet/electricity)
- For move in: security deposit is $600 + first month's rent = $1800
- Looking for around 1-year lease, no month-to-month

Rules:
- Sorry, no couples/kids
- No smoking/drugs
- Looking for someone who is quiet and clean like me (especially in the common areas)
- Would prefer a working professional, but a student is fine
- Full access to the kitchen, living/dining room, garage, storage area, laundry appliances
- Will respect personal space, I will not go into your room or touch your things without asking, and will expect you to do the same
- I don't mind the occasional friend or two over, however I would like a prior notice if you're inviting someone, I will do the same if I am expecting people while you're at home
- No parties/sleep overs
- Will split chores such as taking out the trash/cleaning common areas (I don't mind hiring a cleaning service if you want to share the cost)
- I have a friendly indoor cat, so would prefer someone who likes cats or can get along with one
- Would possibly be okay with another cat (we can talk about this, security deposit would be higher if you have a pet)

About Me:
- 30 year old female who works in a software company in Irvine, work normal weekday hours (9-5)
- I am pretty quiet and very clean,
- My hobbies include: reading, video games, hiking, crochet, graphic design, cooking/baking new things
- I don't drink/smoke/do drugs, would prefer someone who is similar (no smoking or drugs is a must)
- I'm usually home after work/weekends, however I do sometimes have plans in the evenings/weekends
- I don't party, but will sometimes have friends over who are quiet and nerdy like me (so no all night ragers or loud music)

About the Room:
- Unfurnished
- A little larger than 12'x12'
- Comes with attached/private bathroom
- Large closet with mirrored doors

About the Condo:
- A little under 1400 sq ft
- Close to border of Irvine and Lake Forest, its South County, but not too South County, so Disneyland and John Wayne are less than 30 min away
- In a quiet and safe neighborhood
- Right by association amenities such as tennis courts/pool/gym
- A few miles from the Spectrum/5 and 405 freeways, 7 miles from the beach
- Has attached 2-car garage
- Has a small yard if you are into gardening
- Huge storage area by garage, can hold a lot of extra furniture/boxes if you need the space
